A complete turnkey home is ten to twelve months on the A+ package, twelve to fourteen on Premium, and fourteen to eighteen for a fully bespoke Luxury build. The programme is agreed in writing at contract stage, and delay damages apply on our side if we miss it without an approved extension.

How is payment structured?

Payments are tied to completed milestones, never to dates. A booking amount is followed by instalments released on completion of foundation, each slab, blockwork, finishing and handover. You only ever pay for work that is already standing on your plot, and every release follows a signed measurement sheet.

Question 4

What warranty do I get after handover?

Accepted Answer

Every project carries a twelve-month defect liability period covering workmanship, plus a ten-year structural warranty on the frame and foundation. Waterproofing to roofs and wet areas is separately guaranteed for five years. Manufacturer warranties on fixtures and fittings are handed over to you in a documented file.

Which materials do you use, and can they be substituted?

Brands are named in your contract — Lucky Cement, Amreli Steel Grade 60, Pakistan Cables, Master Tiles, Porta doors and imported ironmongery. Nothing is substituted without your written approval, and if a specified item is genuinely unavailable we propose an equivalent or better at no additional cost to you.

Can I customise the design and the specification?

Yes. Layouts are developed with you from the first concept and revised until they work. Packages are a starting point rather than a fixed menu — most clients mix elements across tiers. Changes after work has started are priced and approved in writing before anything is executed, so nothing appears unannounced on the final bill.

Do you handle approvals and utility connections?

Accepted Answer

We do. Building plan approval, NOCs, completion certificate, and K-Electric, water and gas connections are all handled on your behalf and filed in a single documentation pack given to you at handover.

Can I visit the site while work is underway?

Accepted Answer

Whenever you like — it is your plot. Beyond that, you receive a written progress report every Friday with photographs, completed milestones and spend against budget, and your site engineer is reachable directly by phone throughout.
